Landsman Appraisal LLC is based in central Phoenix. Darin Rogers has lived in the Valley since 1973 and is familiar with just about every neighborhood in town. Darin started as an appraisal trainee in 2003, became licensed in 2005, and certified in 2011. Landsman Appraisal LLC was launched in 2009, during the worst depths of the real estate crash and ensuing recession. Having been through the entire boom-and-bust cycle gives Darin a broad perspective on changes in market conditions, as well as a commitment to objectivity, which are both integral to credible assignment results.
How long will you be at my house? Is there anything I can do to prepare?
It usually takes between 20 and 60 minutes to take all needed photos, measure the house, and interview the owner, if she is present. The appraiser will need access to every room, and the front and back yards. It will go faster if all doors and gates are unlocked, including sheds and other outbuildings. It is helpful to the appraiser if a list of recent updating, upgrades, significant repairs, and known deficiencies regarding the subject property can be provided at the time of the property visit. If you have non-aggressive dogs, there's no need to confine them. We love dogs! (And cats.)
